We Subdivided a Backyard into Townhouses and Made $81,000 in Profit!
G'day. My name is Matt and my wife's name is Kylie. We are late 30's and early 40's couple with two kids. We are
both formally Flight attendants with Qantas. We are now both full time property developers and Investors.
We are so grateful we don't work for someone else anymore and have taken control of our destinies by doing something we are passionate about.
Property is in our blood, and the techniques Mark teaches have given us a tremendous advantage over other developers and is contributing to our ongoing success every day. It is both technical knowledge and a psychological education. We are always learning and improving what we know and do. Every day we play this game it is exciting.
We are generating more and more cash flow every month and the possibilities are only limited by our imagination and desires. So many things that Mark teaches are applicable to just about any other part of our life, especially negotiations. This is our business now, and we do it with passion, integrity and power over our lives, every day. I also feel that passing all we know onto our kids is an absolutely privilege and they will be the second generation in our family with the skills and mind sets to create an amazing life for themselves.

Step 1: Getting Started
We started by going to an expert to learn as much as we could and that was Mark Rolton. His track record spoke for itself and I attended his 3 Day live Real Estate University Bootcamp. The sheer amount of information he shared was astounding. I left the weekend feeling inspired and ready to go.
Step 2: Finding the Deal
We had learnt from Mark to ask the council what their vision is for the town and deliver what they want. After meeting with council we knew certain older pockets of my area had been zoned for townhouses as a way of increasing the density. We targeted large properties in those key areas. I came across this property that was 1340m2, by dividing off the backyard we knew we could make a profit.
Step 3: Choosing the Right Strategy
Mark taught us to find the ‘best and highest use for a property’ and the council wanted townhouses in that section of town- definitely the best and most profitable use. By dividing off the original house I had enough space in the backyard for 8 townhouses. We put in a Development Application to council and they approved the subdivision. We sold the backyard with the Development Approval to a Developer who built the project. We could have built the townhouses ourselves, but decided to take our profit and start looking for other deals.
Step 4: Know the Numbers
We learnt at Real Estate University that it is imperative to know the numbers. I sold the original house at the front and the backyard with the Development Approval separately. Here is a simple breakdown on our deal and profit.
- 1. Purchase/Option Price: $459,000
- 2. Project Costs : $80,000
- 3. Sale Price: $620,000
- 4. Profit : $81,000
